Halbrent in Sherman Oaks - SOLD

Offered At $739,900 mid-century in Sherman Oaks

3 bed · 2 bath · 1,510 sq FT

When we visited this nicely remodeled Sherman Oaks home that had gorgeous wood floors, plantation shutters, and custom lighting, we thought "this could be it". The living room overlooked a beautiful private yard with assorted fruit trees and flowers. The bedrooms were large, with good-sized closets, and the master with its own fireplace, en-suite bathroom, French doors, and walk-in closet sealed the deal. My client's savvy negotiation skills ensured a good price and soon it was hers.

As their realtor, I felt for David and Kate. We had many highs and lows during our search dealing with inspections and multiple offers. When we came across this completely updated traditional in coveted Colfax Meadows I felt a tingling sensation - the one I try to tamp down in order to measure my excitement. The elegant formal living and dining rooms were perfect for entertaining and French doors led outdoors from every room in the house! Between the designer kitchen, stunning new bathrooms, comfortable back porch, and multiple work spaces - it matched their wants and needs. Not too much later, it was their new home. Smiles all around!

Offered at $1,685,000 Mellenthin remodel in sherman Oaks

6 bed · 4 bath · 4,083 sq FT

I could not have been happier to start helping Arlene move forward with her desire to down-size once her kids became adults. She had re-imagined a mid-century Mellenthin into a craftsman-style home in the Hidden Woods neighborhood of Sherman Oaks. It was lovingly upgraded while maintaining many of its uniquely appealing characteristics. Just some of the highlights: an enlarged classic farmhouse-style kitchen that opened to a dining area perfect for entertaining, and a close-to-original living room with a stone fireplace, built-in shelving, and vaulted ceiling. The stunning 2nd floor master featured a luxurious en-suite bathroom, dressing room/nursery, walk-in closet, and sunlit study/office. Sliding glass doors led to the beautifully landscaped backyard with decks, cedar hot tub, and built-in BBQ. The perfect family found us and the rest was kismet. Next it was on to finalizing the purchase of her dream home.

Cumpston in Chandler Estates - SOLD

Cumpston in Chandler Estates - SOLD

Offered at $875,000 mid-century in Sherman Oaks

3 bed · 2 bath · 1,694 sq FT

Who would have thought Arlene would trade one beautifully maintained Mellenthin home for another? She happened upon this quiet, hidden pocket of Sherman Oaks with cul-de-sacs and called me to say, "I found it!" The home was updated, but still had its mid-century charm - hardwood floors, original high beam natural wood ceiling, two working fireplaces, plantation shutters, and a formal dining room. A wall of windows opened up to the fabulous backyard – inviting and private with fresh-air views of the tall pines on Chandler. It could not have been more perfect if I had built and placed it myself. It sold to Arlene as the highest bidder!

West Blvd. in Leimert Park - SOLD

Offered at $670,000 modern in Leimert

3 bed · 2 bath · 1,518 sq FT

Talk about highs and lows, Camille faced them all with delightful humor and grace. After years of stops and starts based on life's curve balls she was committed to finding the right place for her heirlooms that had resided in PODS for longer than hoped. We were outbid, outnumbered, and comfortably eschewing the wrong houses, but when this beautifully remodeled, centrally located, traditional home came on the market we were both wowed. It was truly move-in ready with 2 fireplaces, hardwood and tiled floors, fully remodeled bathrooms & kitchen plus new electrical and copper plumbing. Her wish was to have a spacious backyard big enough for a garden and entertaining, detached two-car garage, and be minutes from freeways and public transportation. Thirty days later it was hers and I could not have been happier!

Centinela Unit 410 - SOLD

Centinela in Mar Vista - SOLD

Offered at $599,000 condo in mar vista

2 bed · 3 bath · 1,470 sq FT

So off Jack and I went on a second purchasing adventure, this time a condo for Franki to call home. We found a perfect match, but it wasn't to be and while viewing another condo across the way we heard this charmer was soon to go on the market. A day later Jaci's offer was accepted and now she is renovating it utilizing Franki's design know-how. It will be a fabulous home for Milo and Kahlua - lots of space, light, and balconies offering indoor outdoor living. I am incredibly grateful when given the opportunity to help make someone's life a little better. I know this beautiful condo will do just that!

Espinosa Tarzana - SOLD

Espinosa in Tarzana - SOLD

Offered at $1,099,000 ranch-style in tarzana

4 bed · 3 bath · 2,405 sq FT

On an early November morning, my good friend Christina texted me, letting me know that there was a house she and her husband wanted to see. By the end of the day we had seen two and glimpsed the outside of the one that was to be. Soon, they toured it, and we wrote the offer the next day. It was promptly accepted, and the newlyweds were owners before Christmas! It is a beautiful ranch in the rolling hills with a pool, two fireplaces, and floor-to-ceiling sliders beckoning the outdoors in. I was beyond happy to help a couple I love dearly buy their first co-owned home.

Alcove North Hollywood - SOLD

Alcove in North Hollywood - SOLD

Offered at $535,000 ranch-style in NOHO

3 bed · 1 bath · 936 sq FT

I met Leslie through an acquaintance, and working with her turned into my first major delight of 2017! She had plans to re-locate to Northern California, and we teamed up to sell her charming house located in a convenient, leafy area of North Hollywood. The home's instantly apparent curb appeal reflected pride of ownership, from the bright and spacious living room to the updated kitchen and bath. Mid-century details, a covered patio and an abundance of natural light completed the package - we received several offers and ended up selling with one of the best prices in the area for the size of the home. Congrats to Leslie on moving forward!

Coronet in Belmont No. CA - SOLD

2 bed · 2 bath · 1,500 sq FT

Breathtaking San Francisco Bay views! This unique and charming bungalow built in 1926 boasts a spacious living room with lodge-sized fireplace and vaulted beamed ceilings. Truly a storybook cottage! It was the biggest honor to help my sister find a home for her week day life. I thought there would be no greater feeling than helping a friend…then I helped Sally. I can’t thank her enough for enabling me to be a part of the journey and I love this house!

Hauser in Mid-City - LEASED

Hauser in Mid-City - LEASED

Offered at $2,850 mid-city lease

2 bed · 2 bath · 1,200 sq FT

My neighbor Angie contacted me earlier this year and asked if I helped find leased houses; she and Paul were looking to move later this year. Next thing I knew their lease was ending and they couldn’t wait to find a yard for their sweet dog Biscuit. We looked and looked – and nerves began to fry – but through all the stress, it was unbelievable how available they were to look at every option as soon as it came to market. I hope they feel the same, but I think their Hauser home is absolutely the best of the bunch. Biscuit’s happiness is my happiness!

Milwood in Chatsworth - SOLD

Milwood in Chatsworth - SOLD

Offered at $615,000 spanish in chatsworth

3 bed · 2 bath · 1,893 sq FT

Carrie visited my open house on Louise Ave. and called me the next day to say the house was a bit small for her, but she wanted to see a lot of houses quickly because she lost her home in the Sylmar fire. We were out on showings two days later and up until Christmas week every couple of days. After one false start we found a great house in Chatsworth on a big lot (happiness for her dog Poe) that made her so much more comfortable than all of the flips we shopped through. She closed in January and her strength has impacted me greatly. Carrie inspires me, she is my friend, and I am a better person because of her. Cheers to Carrie!

Louise in Northridge - SOLD

Louise in Northridge - SOLD

Offered at $547,000 ranch-style in Northridge

2 bed · 1 bath · 906 sq FT

Laura completely remodeled this two-bedroom one-bathroom “doll house” with thoughts toward her and Eric's future. Once finished she realized the house size was going to be an issue for their five dogs and 25 turtles! She upgraded everything: central air-conditioning/heat, roof, wooden fence, LG stainless-steel appliances, cherry cabinets, quartz countertops, Walker Zanger tile, soaker tub, new carpet throughout, a gas log fireplace, etc. Meredith was looking for a home not too big and not too small -- but just right and within hailing distance from the grandkids. It was a match made in heaven and we were in escrow a week later. The beautiful backyard features old-growth trees that provide vital summer shade, a covered patio, bridge over a dry stream bed, and rear yard sitting area under a beautiful Japanese Elm. Working with Laura was a joy. I can't wait till we do it again!

Offered at $247,500 ranch-style in phoenix

3 BED · 1 BATH · 1,368 SQ FT

The Phoenix market is red hot right now and houses in Phoenix proper sell quickly. I worked with my sister-in-law Jane Sanford, also a BHHS agent, and we were in escrow within two weeks on the market. The first to write an offer won out and it was a bit sad saying goodbye to this awesome investment property we held for five years. I’ll use this occasion to mention that owning investment property rarely goes wrong. Don’t overpay and be a good landlord. Thanks to Jane’s help we sold it for over asking and mom made out like a bandit!

El Oeste in Hermosa Beach - LEASED

El Oeste in Hermosa Beach - LEASED

Offered at $9,800 lease in hermosa

4 bed · 4 bath · 3,832 sq FT

We began our discussions in February when Nancy was interviewing for a job in El Segundo. A month later she was gainfully employed 3,000 miles from their home outside NYC and we began our search for the perfect beach house with enough space for three teenage boys. They were used to living in over 5,000 square feet and having a big yard. South Bay housing can pose a challenge to those needs. We looked in the Sand, the Trees, the Hill and Mira Costa - but when we saw this beautiful home with a stunning view on El Oeste they were smitten! They have a huge lot, the kids can walk to school and the beach, and the parents can ease into Left Coast living. YAY for the Sylver family and thank you Peggy Mansfield for the referral!

Offered at $40,000 vacant land in kagel canyon

4,364 sq ft

I met Dustin and Ashley while listing the land on Rayland Drive. Sometimes you can easily read a person’s honesty and character within a few interactions. That is how I felt with Dustin. They have plans ready and approved for a container home and they know the ropes at B&S incredibly well. Shortly after we listed the land we had a lot of calls, two offers were written, and they sold it for over asking 30 days later. We are still looking for the perfect view lot that will get them “Far from the Madding Crowd”. I can’t wait to include their purchase in my Body of Work.

Spectacular foothills

Offered at $229,000 land with foundation in kagel canyon

2.6 Acres

Carrie asked me if I sell land and I thought for less than a second and answered yes I do! I partnered with an agent in my office who brought 20 plus years of experience to the transaction. It is hard to imagine what it would be like to lose everything, but if it ever happens to me I hope I handle it with half the grace and resilience of Carrie. She said goodbye to this picturesque plateau in the foothills of Kagel Canyon after 21 years of rural bliss an arm's length from the city hustle. Like a Phoenix she rose from the ashes and I am sure this property will follow her lead.

Jaci mentioned that her lease was ending in Q4 2018 and that she was thinking of buying a building. Though I had just recently become commercially certified I felt confident I could navigate the South Bay market. After the first discussion I noticed this building but it was already in escrow. Patrick asked me to check back in July to see how things were progressing. The call was fruitful for Cilajet but a bit painful for the buyer who was falling out of escrow. After a week of negotiations we opened escrow and closed 40 days later. Because Jaci is a dream to work with it went off without a hitch. She is working on renovations and will move her Torrance based business shortly after the first of the year. Congrats!!

We had a “meet at La Posada in Winslow” planned with my good friend Kathy and her partner Bill. She was thinking about selling her house in Phoenix (she and Bill just bought a great home in Tucson). I arrived with a presentation that combined my long-distance marketing efforts with a the licensed skills of a local Phoenix agent and she said, “send over the agreement and let’s get it rolling after Thanksgiving”. It was my second Phoenix (my home town) referral and even though we were marketing over the holidays we closed escrow in February. This is a sweet house in Arcadia Lite that gave Kathy many fond memories. Congrats on your life in retirement Kathy. You earned it!

Niki+%26+Dan+1.jpg

Offered at $549,900 Condo in ladera heights

3 BED · 2 BATH · 1,606 sq ft

If I go way back, I actually met Niki when she was in elementary school. Did I give it much thought at the time? Not really she was a friend of my niece in Santa Cruz. When Kari got married, my home was the venue for the Bridal Party Shower and Niki was one of the two Maids of Honor. She and April proved to be light-years ahead of me in the current wedding trends but when Niki and Dan asked if I would help them find a condo near there Westside jobs I jumped at the chance to prove my mettle. They came to me completely organized, well-researched, and could not have been a sweeter couple. They chose the first place we saw and we closed within 30 days without a hitch. Their commutes went from over an hour to 15 minutes giving more time for wedding planning. Congrats to your happily ever after!

Riley & Julia.jpg

Offered at $1,649,000 Mediterranean in Wilshire Vista

6 BED · 4 BATH · 3,577 sq ft · duplex

They were having fun on a beautiful summer day in their neighborhood not thinking about buying a house. As they rode by the duplex on scooters I am not sure who beckoned whom but they spent at least 30 minutes envisioning what could be. The next day they called and told me they were all in! We got financing lined up and the offer written all while my manager (the listing agent) was navigating counters with other buyers. They stepped up with the best offer and we opened escrow the next weekend. They were so cool and collected for first time buyers they had me fooled. I think they had a little parental guidance but I didn’t know it till after we closed. It is a privilege to know Julia and Riley and I could not have found myself better neighbors. We enjoy our wine and it’s about time for another round!

Sierra Hwy in Acton - SOLD

Sierra Hwy in Acton - SOLD

Dustin and Ashley.jpg

Offered at $395,000 ranch-style in Acton

3 BED · 2 BATH · 1,459 sq ft

This story mean a lot to me. Dustin called me because he was interested in buying my client Carrie’s land after she lost her house in the Sylmar fire. He didn’t want all the acreage, but just enough to build his container home. He lost out to another buyer and we spent the next year looking from Kagel to Chatsworth. One day he told me he and Ashley had seen something in Acton they would like me to show. It was this strange log cabin up on a hill. When we got there half the southern wall had holes that the wind blew through and the second floor was barely supported. Our kinship was solid! A few months later a house with a view and land came on the market and we were in like Flynn. They bought it with all of the belongings inside, took on a lot, but now its their home -- friendly ghosts and all!

Offered at $1,675,000 spanish in carthay square

6 BED · 4 BATH · 3,725 SQ FT · duplex

Occasionally we reap the benefits of a postcard being delivered at the right time in life. I oversee a food drive in the three Carthay neighborhoods before the holidays and I received the nicest call a few years ago. My neighbor Cheryl had recently lost her mother and was in the early stages of figuring out the family plans. She made a pact with me after we drank coffee and talked that when she was ready she would call me. We stayed in touch through calls, notes and during her move out-of-town. Our relationship blossomed and helped create a schedule that worked for her needs. The Buyers didn’t quite stick to that plan but we closed escrow over the asking price and welcomed new neighbors to Carthay Square. Look on the City website to see the HPOZ Preservation Plan. All plans need to be submitted to Jonathon Kaplan jonathan.kaplan@lacity.org

Helping family makes my job so much better. I was really worried throughout the process of helping my niece and her husband find their first home. Her mother (my sister) and I went through the process together in the Bay Area and she was a great adviser. His parents came to showings and inspections which helped make it a true “family affair”. I think the worry comes from caring so much and I still text her to ask how the house is holding up. They acted like experienced home buyers and now they are! Congrats Kari & Dane on you awesome abode.

Working in residential real estate is all about relationships. There is nothing better than when a friend recommends a friend to help buy or sell a house. It meant a lot to me to get this recommendation because the process would help the Seller get back to her roots. I see myself in her, figuring out when and where the next phase takes place. When you list your house there are so many unknowns some being “when” it will sell and for “how much”. Through all of the uncertainty she stayed the course and there was never a pillow out of place for any open or showing. I feel like she allowed me to be a part of her journey which enabled me to peer into my own future. Thanks D, I am so grateful!

Great clients recommended great clients! Life has a way of rounding each corner with a surprise and it is all in the way you handle each one. Temperament is the word that fits best here. If it had not been for my buyers being way cool (cooler than most) the hand grenades thrown their way could have been treacherous. They knew this house was for them and they knew the Sellers were working in their best interests. Perseverance pays (cliche I know). If you want something and you have the wherewithal, use your smarts and composure to get you to the end. Cheers J & MM, to a job well done!

Bare Aspen Ranch in Flagstaff AZ - SOLD

Bare Aspen Ranch in Flagstaff AZ - SOLD

Prairie in the aspens

Offered at $3,750,000 160 Acre aspen Ranch outside flagstaff, az

Bare Aspen Ranch is a spectacular 160 acre site on historic Hart Prairie Rd. One of the last private parcels available. The entirely self-sufficient cabin was rebuilt in 1982 on the original foundation of the Hochderffer Hills original school house, which was itself built in the late 1800's in the heart of one of the largest stands of aspen trees in Northern Arizona. This is truly a one-of-a-kind property. Access to the center of Flagstaff is within 30 minutes, and the south rim of the Grand Canyon within 60 minutes. The Snow Bowl exit off 180 is just three miles south. Better Place Forests has the best resting place in the world now. Thank you Mark, it meant a lot to the family and me.

Seacrest Dr. in Carlsbad - SOLD

Two Full and two 3/4 Bathrooms

Sunset ocean views

Offered at $1,795,000 architectural in carlsbad

5 BED · 5 BATH · 4,725 SQ FT

It pays to have family in high places…I mean with a view in Carlsbad. I had the honor of working with my sister on a second purchase in California (and we bought a condo together this year in Phoenix). The search during Covid went from, I’m thinking about an eventual retirement house in San Diego county…to 8 showings with her daughter a few weeks later. During that trip we found “the one”. That rarely happens in my real estate world. This stunning house has everything: room for extended family (grandchildren?), beach access in minutes, walkability to restaurant row on Carlsbad Village Drive (quite a hike back though) and 180 degree ocean views. Too bad renters are now enjoying it, but down the line I have my assigned bedroom on Seacrest Dr.

Alfred St. in South Carthay - LEASED

Their living room is an art studio

Offered at $3,900/Month duplex in South Carthay

3 BED · 2 BATH · 2,050 SQ FT

My across the street neighbor called me to see if I could help her daughter relocated back to Los Angeles from Austin. She and her husband owne property in Texas, had just leased it and needed to find something in the neighborhod fast via FT showings. Not being about the money I scoured the MLS and Zillow and set up showings at all the units within walking distance from our houses. I actually walked to all of the showings to make sure it was manageable. A unit on Alfred came on the market out of their budget but the agent told me the downstairs was available for less. We walked it and quickly decided it was the one. Tons of light, tons of space and within walking distance of mom. It makes you feel good when you can make a situation become a win win!

Walnut Ave. in El Segundo - SOLD

She did it!

Offered at $839,000 townhouse in el segundo

2 BED · 3 BATH · 1,600 SQ FT

My colleague Junie knows when to hook me up with clients. Lexi is true family for her and quickly became beloved family to me. We looked in mid-city, we looked in View Park, we looked in Westchester and we made offer after offer. It felt like a Jack Sprat rhyme, this one went for $150k over asking, that one held out a sandwich board to get more offers, but when Lexi knew it was right, everything aligned. I tip my hat to Jane St. John (she’s a doll) while blowing a million kisses to Lexi for her gumption and personal strength. I saw so much of myself in her as we traversed the crazy world of purchasing real estate. She was about the same age as I was when I bought my first house on my own. I know it won’t be her last, but it will always be special!

Pandemic break

Offered at $749,000 ranch-style in valley glen

3 BED · 3 BATH · 1,371 SQ FT

The pandemic has taken its toll on many of us but when you see pain on your kids’ faces you just want to make it better. Sandy was living with roommates in an apartment complex and needed outdoor space. Julia had been back home for a year and needed away from her parents.:) We looked at many rentals and they leased fast and seemed expensive. I started thinking purchase which led to asking myself the question, “why do I own Phoenix income property when I should own in LA?” After three disappointments we opened escrow on this cute little home on the edge of Valley Glen. Now that I closed both escrows in the exchange and the kids’ move is behind us, we can breathe again. It’s time to wear the agent hat instead of being both client and agent. It was very stressful and I pride myself in not stressing out my clients!!!

Meridee and I go way back. Back to the days of being youthful in the media business. She began her career working for a Media Director I also worked for who taught us how to be respectful in the cutthroat advertising business. She and I stayed in touch after we both left the business and when she and Jeff discussed retirement and selling the condo they invited me to breakfast. We all saw eye to eye and not too long after we signed the listing agreement. That was February 2020 before I went on a trip to the southern hemisphere. Big plans to have open houses in the springtime then Covid entered the picture. We delayed till summer dreaming of normalcy. Though life became quite abnormal we moved forward anyway. No open houses but tons of showings. People wanted single-family houses with backyards which meant finding the right buyers took a little longer. After months of no offers we got two in the same day! Alas, my good friends packed up and moved to their new home near family in Nevada and I am forever grateful for their love and support.

Ridgeley in Miracle Mile - SOLD

Offered at $1,800,000 Spanish in Miracle Mile HPOZ

3 BED · 4 BATH · 2,186 Sq FT

Siena and Andy were connected to me through her mom whom I met during an open house (boy those words seem foreign) at a duplex listing I had in my neighborhood. We kept a running joke about her and her sister living like “Lucy and Ethel” one day and the idea still makes us chuckle. Their landlord gave them notice to vacate in 60 days, creating a bit of panic because they were not, and I’ll repeat it, they were not looking to buy a house. She thought maybe a purchase was smart, he was thinking maybe a lease? We decided to check out the available inventory and see where that led us. We did 18 showings in one week, wrote an offer a few days later and were in escrow two weeks from our first discussion. Sometimes the best plans are those hatched in a day! They are adorable and the house is special. Please welcome our new mid-city neighbors who will be great residents and supporters.

Butte Creek Frontage Chico Adjacent - SOLD

Butte Creek Frontage - Chico Adjacent - SOLD

Original Tile in Kitchens and Bathrooms

Offered at $1,500,000 vacant land in butte county

263.91 acres

This journey began when I ran an ad on the cover of the LA Times Hot Property section for Bare Aspen Ranch (sold July 2020). Don and Rita (Sellers) scheduled a meeting to suss out whether I was the right agent to give their 5,400+ acre ranch some national exposure. Thus began a multi-year relationship, with many ups and downs, but culminated in a celebration this past May in Chico upon the sale closing of three parcels to local buyers. After another lunch celebration we decided to list a couple nearby parcels to keep interest in the ranch piqued. Nance Canyon Ranch has become a favorite project of mine and I am glad to be back in action. See the Listing section of the site for more information on two listings within the ranch.

Gale Dr. in Beverly Hills - LEASED

Offered at $3,300/Month lease in Beverly hills

2 BED · 2 BATH · 1,092 SQ FT

A client recommended me to her friends who were moving from Boston to LA because of a new position for him. His office (if he ever needed to go to it) was in the 5900 Wilshire Blvd. the location of my first job in Los Angeles. We handled all of the showings via FT and I would always send a video or still of the 5900 building in the background. Gale’s location was fabulous and the condo was located on the top floor with views. The problem was that the cool ‘60s construction was without insulation between the floors and they heard everything going on in the unit below them. Stay tuned for the next chapter in this story…

Rio St. in the Arts District - LEASED

Offered at $1.35/sq ft commercial building in the arts district

39,164 SQ FT

My friend and client texted me to ask what I knew about commercial leases. Since I had worked on a commercial deal for another client I jumped in with both feet. Their current location had blown circuits and they had been running on generators for a year. They also needed to double their space. We found a unique place for sale, but just missed out…so they took this lease as the fallback. The space is amazing but the trials and tribulations of a city in disrepair has been taxing. We need our city leaders to step up and support the people who elect them whether it be small business owners or residents. Neglect begets neglect, disappointment begets disappointment. The team negotiated like champs though and the city candidates need to listen to constiuents like these who will become the city’s leaders. Thank you Riley, Alex and crew !

38th in East Leimert - SOLD

Soon Ella joined the family

Offered at $875,000 remodeled craftsman in Mid-City

3 BED · 2 BATH · 1,353 SQ FT

I helped neighbors Angie and Paul with a lease a few years back and the pandemic became exhausting for them and their sweet pup Biscuit because their location had zero outdoor space. They are a very ingenious couple and from no hope of home ownership the next thing we knew they were approved and house hunting. We were close to opening escrow on a flip and while the sellers hemmed and hawed we saw this stunner. The three of us stood in the backyard and whispered about its beauty and the slim chance we would have at winning in multiple offers. They stepped up right away and boom, we were in escrow. Homeownership has been a bit of a challenge for them on an AS IS that needed work, broken pipes, gas leaks, skylights pouring rain. Once winter turns to spring this outdoor space will again prove its worth. Congrats!

Rowena Ave. in Los Feliz - SOLD

Offered at $1,695,000 small lot development in los feliz

3 BED · 3 BATH · 2,058 SQ FT

My neighbor Olympia recommended me to Andreea and Sean. They had just begun looking for a house to purchase together in celebration of their engagement. First, we met for coffee to talk housing needs. Their preference was for newer developments and Hancock Park for location. Two weeks later we saw eight houses and nothing, I mean nothing compared to Rowena Place. They walked the neighborhood a day later and both fell in love with Los Feliz. Not only did they get top-notch new construction, but it is light adorned, has a front garden, two-car garage and a roof deck view of much of eastern LA. They stuck with me every step of the way through certificates of occupancy and CC&R recording. Working with them was an absolute pleasure and getting to know them through the process even better. Nice Job!

Karen Circle in Culver City - LEASED

Offered at $5,500/Month house lease in Culver City

3 BED · 2 BATH · 1,470 SQ FT

Out of the blue I got a call from a couple who had sold their house in Kansas City and packed everything up to move near their daughter who lives in Los Angeles. They had been hoping to buy but they also desired to live near their daughter who resides in Mar Vista. We began the search for rentals which was completely crazy in May 2021. We saw everything on the market in their range and lost the first two they liked. Finally we won on this cute house in a wonderful neighborhood where walking is a pleasure and shopping is 2 minutes away. They take care of their daughter’s dog Penny and we meet at The Green Table Cafe for smoothies. They miss home but may try living dual next year. Time with friends back in KS and winters in CA with Ashley. Sounds like the best of all worlds to me!

Roselake in HIFI - LEASED

They need a bigger place

Offered at $2,750/Month Townhouse lease in historic filipinotown

2 BED · 2 BATH · 936 SQ FT

Early in the pandemic my niece (goddaughter) and her husband planned to relocate to LA from Boston. She took the CA bar after many stops and starts and he, a successful music producer was opening a second studio location on the west coast. Finally they felt comfortable enough for her to drive and him to fly so we scheduled 15 FT showings with a move in date for early September. We went from mid-town to Hollywood, Echo Park to Hancock Park and the best deal was this townhome in HiFi. It was new, had few shared walls and fit their budget. He has a place to work on his art and music and she retook the bar Feb 2022 and hopes that craziness is behind her. I get the benefit of having my oldest brother come visit more and the Sanford cousins (all but two living in LA) can hang more as adults. This made my third set of lease showings on Facetime. They are still much better in person. :)

Holt Ave. in Beverly Grove - SOLD

A house in their future?

Offered at $849,000 condo in Beverly Grove

2 BED · 2 BATH · 1,469 SQ FT

After a few months in the rental condo on Gale Marilyn called me and said we went to open houses this weekend and really like the unit on Holt. She caught me by surprise, but let me know that the rental was not working out and they decided to buy. We saw the unit together (funny that we looked at a rental unit in the same building) and decided we should consider everything on the market in their price range before we wrote an offer. After three not so great showings (one with a scary story to share) they decided the Holt unit was the place. We patiently waited for a week after the offer was submitted and found out they won. After a successful lease cancellation they moved a few weeks after Marilyn returned from a trip abroad. There are more stories to share and that’s what coffee dates are all about!

Aetna in Valley Glen - SOLD

Offered at $1,099,000 mid-century modern in Valley Glen

3 BED · 2 BATH · 1,835 SQ FT

Highs and lows come when your friends make a decision to relocate outside of LA. The excitement I felt about working with the ultra-talented Maxfields on the sale of their house was always on the surface, but at the same time I carried some sadness about the occassional family dinners, and more often girls’ gatherings, that would soon be few and far between. I’m not sure if it is karma or another silent force watcing over me, but my sellers all, and I mean all, plan, organize, prepare, clean and hand me pieces of art to work with. Marcie and Richard set the bar. Their taste and workmanship is impecable and though selling their family home was emotionally fraught they never waivered on their committment and support. We opened escrow 11 days after going live and the house went for 18% over asking. They taught me that at some point I may move on too, but not yet…not yet!

Rinaldi in Granada Hills - SOLD

Offered at $1,349,000 architectural in Granada hills

4 BED · 4 BATH · 3,708 SQ FT

I worked with Laura and Eric a few years back when they sold an income property her mother leased for many years. She completely remodeled it from the kitchen to bath to beautiful drought tolerant landscaping. When it came time for them to move in different directions that asked if I could sell their one-of-a-kind treasure in Granada Hills. As with most families they had years’ worth of heirlooms, furniture and belongings that needed sorting and storing. They did some deferred maintanence all the while so it took a bit of time for it to be ready, but when complete it sparkled like the house it was meant to be. It sold in 10 days well over asking and they leased back for a month while we searched for places to live. It was hard for all to say farewell, but their futures look bright and we will remain good friends.

Vendome in Rampart Village - SOLD

Offered at $1,429,000 craftsman duplex in Echo park/silver lake

5 BED · 4 BATH · 2,970 SQ FT

Nate called and we were off and running. I had his complete trust after closings with his brother and friends, but we were now in the crazy 2021 market and it wasn’t for the feint of heart. We saw tons of houses and he saw more on his own. We offered and offered sometimes beat by $400k before counters. We saw some beauties with views, but most offered tight quarters. All the while, he smiled and handled the process with charm (while my knees knocked). After seeing a similar remodeled craftsmen close by (someone stole all the copper plumbing) we stopped by another duplex. The look on Nate’s face made me react quickly and our offer was submitted that night and rewritten when the agent told us what was needed. Little did either of us know what a challenging escrow it would be, agent was the seller, never wrote a doc, and when we showed up for inspections LADBS was onsite stating little was correctly permitted. Nate’s tenacity moved us forward and I pushed and shoved. We closed only a few days late but with a big phew! Within a year Nate fixed the questionable items and flew through permits. He is married, has a baby on the way, and this house is now a home with a rental in back. I feel so lucky to have spectacular clients like Nate and family!

Oso in Chatsworth - LEASED

She’s an amazing bead artist

Offered at $3,500/Month house lease in chatsworth

3 BED · 2 BATH · 1,368 SQ FT

I helped Laura and her soon to be ex-husband sell their home in Granada Hills with the promise I would help them both relocate into rentals. The work they did on the house they sold was exceptional and the minimum I could do was help them settle after. Laura and I looked at some horrible spaces, none that offered her a work space and a place for her beloved dogs. We looked at the worst of them all after first seeing Oso and Laura asked if we could look again. Within a day we had her application in, acceptance was hampered by the MLK holiday and the landlord’s long awaited vacation, but she was in. I was pleasantly surprised on my last visit how well the house suits her and she confirmed that happiness does exists after big changes. She makes a mean apple pie as well!

Elkwood in Winnetka - LEASED

All set

Offered at $4,475/Month house lease in Winnetka

5 BED · 4 BATH · 3,055 SQ FT

Once Laura had a signed lease Eric, the (adult) kids, and I looked at five or six places that worked in some ways, but not in others. We skipped over this rental on Elkwood initially, but circled back because it offered tons of space for the money. Eric’s son Miles has a growing music profile and needed studio space while two of the other children are in college and have rooms at home. I wish them all the best as they move forward.

Springpark Ave. in Ladera Heights - SOLD

Large En-suite Primary!

Courtyard Balcony!

Offered at $699,000 condo in ladera heights

3 BED · 2 BATH · 1,606 SQ FT

The tough part of handling listings is that is often comes with a goodbye. Niki and Dan are best friends with my niece and her husband and became family to me. We worked together on the purchase of this Ladera Heights condo because the location was great for both of their jobs. Then she changed jobs, then the pandemic happened enabling them both to work remotely. Many young Americans found they could live almost anywhere and succeed at their jobs. For Niki and Dan, the Colorado Springs area fit their lifestyles. They are active, health-conscious, and wanted a big house they could make into a duplex to share with family. Though their move made me sad, their happiness brings me joy. Selling this condo early 2022 was not easy, but it went for over asking and just in time for them to start construction on their Monument area home. Their futures are bright, hope to visit soon.

Estara in Glassell Park - LEASED

Family matters

Offered at $3,100/Month duplex lease in Glassell Park

3 BED · 2 BATH · 1,300 SQ FT

While at my cousin’s son’s last play at Occidental College, my cuz turned to me and said maybe you can help Tommy and friends find a lease? After graduation we were off to the races. I never met the other roommates, but Tommy joined me at every property with potential (and without) and got his heart set on a large condo in Glendale. I’d like to say that all landlords use fair housing practices but in this case not. The agent did everything she could to get them approved but the owner would rather leave it empty than rent it to young adults. Estara was the last showing on our list and voila…handled by a BHHS agent. We had a deal in a week, old tenants out and my clients in a day later. Word of mouth provides the best leads which is why I stick with referrals. Love you cuz!

Appian Way in Laurel Canyon - SOLD

Offered at $2,199,000 view cottage in laurel canyon hills

3 BED · 3 BATH · 1,813 SQ FT

A friend from the media biz suggested that Steph and I talk about listing her home in Laurel Canyon. There are a few firmly entrenched agents in the Canyon and I figured my chances were slim. When I walked in for our discussion it was truly a WOW moment…and I was speechless (for the first time :). The views in this specific house on Via Appia are beyond spectacular!!! When Steph said we were a go I could not have been happier and then the work started. She repaired, reroofed, painted and staged all while taking her life from 1,800 sq. ft. to 200. Once listed we did a week of opens, had multiple offers, and opened escrow in 11 days. It sold for well over asking. Steph told the buyers that she chose me because I wasn’t bossy (I guess I hid it well?) Truthfully, we worked together like hand in glove and getting to know Steph (a native Australian) was a delight. She is now traveling and shooting art which is as it should be…Yes!

4th St. in Hermosa - LEASED

Cross country drive

Offered at $6,200/Month beachhouse in Hermosa Beach

3 BED · 2 BATH · 1,879 SQ FT

Brett, who I helped with a lease when he and his family moved west, recommended me to help Vicki and John find a South Bay rental after they finished their 6-month cross country drive. The plan was to land in LA early November and they were right on schedule. Though New Yorkers through and through, they decided to change it up and move near their two California based daughters. Vicki and I talked for months while reviewing listings as they arose, what they liked and didn’t. The day after their arrival we had 10 showings over two days and they chose the best house (of course). It is walking distance from The Strand, restaurant close, and cute as heck. They knew what they wanted and made a quick decision allowing them to win against the other contender. I enjoyed meeting them both. Vicki and I have more to catch up on since our paths in the publishing biz crisscrossed. That means drinks in 2023!
